Exterior Painting Across Cumming, Forsyth County, and North Atlanta
Georgia sun and humidity set the standard for exterior work here.
Hayes Painting and Decorating works from 2901 Lanier Beach South Rd in Cumming, and exterior projects take us across Forsyth County and into Fulton, Hall, Cherokee, Gwinnett, Dawson, and Cobb counties. Most homes in the newer subdivisions off Highway 20, Highway 141, and Peachtree Parkway are brick with fibre cement siding and trim, where the work concentrates on trim, soffit, fascia, shutters, and garage doors. Lake Lanier properties and older homes near downtown Cumming and Gainesville bring more full wood siding, more sun exposure, and more repair before any coating is worth applying.

Exterior Painting Questions We Are Asked Most
Call (770) 871-6383 if you want a straight answer on your specific siding.
What is the best time of year to paint a house exterior in Georgia?
Spring and fall are ideal. Summer is workable but we schedule around the hottest part of the day, because paint applied to a surface baking in direct sun skins over before it can level out. Winter is fine on mild dry stretches as long as temperatures stay above the product minimum overnight, not just at midday.
How long should an exterior paint job last here?
On properly prepped fibre cement or wood siding, eight to twelve years is a fair expectation in this climate. South and west elevations always go first because of sun exposure. What shortens that range is almost never the paint. It is prep that was rushed or moisture getting in behind the coating.
Do you pressure wash before painting?
Yes, always. Georgia pollen, mildew, and chalked old paint have to come off or the new coating is bonding to dirt rather than to the substrate. On older or more delicate surfaces we soft wash instead, which uses lower pressure and does the cleaning chemically.
Do you repair rotten wood and siding?
Yes. Rotten trim, soffit, fascia, and siding boards get replaced before painting, and caulking and glazing get redone. We flag what we find at the estimate rather than discovering it halfway through, though occasionally more turns up once the washing exposes it, and we will show you before doing the work.
Can you match my existing colour or work with HOA approval?
Both. We can match an existing colour from a siding sample, and several Forsyth and Cherokee County neighbourhoods require submitting colours for approval. We are used to that process and can provide what the architectural committee needs.
Do you paint brick and stucco too?
Yes. Painted brick has become a common request and it is permanent, so it is worth being certain before starting. Stucco needs an elastomeric or masonry-appropriate coating rather than standard exterior paint, and any cracking has to be addressed first or it will telegraph straight through.
