Why Coat Concrete

Bare Concrete Is Porous, and That Is the Whole Problem

Uncoated concrete drinks in whatever lands on it. Oil, brake fluid, road salt carried in on tires, and plain water all soak into the slab and stay there. That is why an older garage floor is permanently stained no matter how hard anyone scrubs it, and why concrete dust keeps appearing on everything stored in the space.

A properly bonded coating seals that surface. Spills sit on top and wipe up, the floor reflects light instead of absorbing it, and the space becomes somewhere you actually want to work rather than just store things.

Stops Staining

Oil and chemicals sit on the surface instead of soaking into the slab.

Brighter Space

A light coating can transform how usable a dim garage or basement feels.

The Process

Why Prep Is the Entire Job on Concrete

Nearly every failed garage floor coating failed for the same reason. It was applied to a slab that was never mechanically prepared.

Diamond Grinding

The slab is ground to open the surface and create a profile the coating can bond into. This is the step the hardware store kits skip.

Crack and Spall Repair

Cracks, pits, and spalled edges are repaired before anything is applied. A coating will telegraph and fail at whatever is left underneath.

Moisture Testing

Georgia slabs on grade can push vapor from below, which delaminates coatings. If we suspect it, we test before quoting rather than after.

Coating and Topcoat

Base coat, optional decorative flake, and a clear topcoat chosen for the traffic and the UV exposure that floor will actually see.

What It Costs to Skip Prep

Why Store-Bought Garage Floor Kits Peel Up in Sheets

It is a familiar story. A homeowner buys a kit, follows the instructions, etches the floor with the acid packet included in the box, and rolls out the coating. It looks excellent for a few months. Then one hot afternoon a car is parked on it, and when the tires cool the coating comes away in a sheet stuck to the rubber.

Acid etching does not create a mechanical profile. It cleans the surface and roughens it very slightly, which is not enough for a coating to hold against the shear force of a hot tire. Grinding is not an upsell on this work, it is the reason the floor lasts, and it is also why a failed kit costs more to fix than doing it properly would have cost in the first place.

Etching Is Not Grinding

Acid cleans the surface. It does not open the concrete enough for a lasting bond.

Removal Is the Expensive Part

Taking off a failed coating costs more labor than the original installation did.

Where It Fits

The Spaces Homeowners Coat Most Often

Concrete coatings are not only for garages, though that is where most projects start.

The Garage

The most common project by a wide margin, and the one where the difference between coated and bare is most obvious day to day.

Finished and Unfinished Basements

A coated basement floor is warmer underfoot, dramatically easier to clean, and stops the fine concrete dust that settles on everything stored down there.

Patios, Porches, and Pool Decks

Exterior slabs need a UV-stable product and often a texture additive for slip resistance, which is a different specification than a garage.

Service Area

Concrete Coatings Across Cumming, Forsyth County, and North Atlanta

Garage and basement floor work throughout the north metro.

Hayes Painting and Decorating operates from 2901 Lanier Beach South Rd in Cumming. Concrete coating projects take us across Forsyth County and into Fulton, Cherokee, Hall, Gwinnett, Dawson, and Cobb counties. Three-car garages are close to standard in the newer Forsyth and Cherokee County subdivisions, and those slabs are usually in good enough condition that a coating is straightforward. Older homes and lake properties around Gainesville and Cumming more often need crack repair and moisture testing first, and we would rather find that at the estimate than halfway through the job.

We coat garage and basement floors in the communities listed below.

Common Questions

Garage Floor and Concrete Coating Questions

Call (770) 871-6383 to talk through your slab before committing to anything.

How long does a garage floor coating take?

Most residential garages are a two to three day project. Grinding and prep happen first, then the coating goes down in stages with cure time between them. You will need to keep vehicles off the floor for several days after the last coat, and we will tell you exactly how long at the walkthrough.

Why does the floor have to be ground first?

Because concrete is sealed tighter than it looks. A coating applied to an untouched slab has nothing to bond into, which is why the peel-up-in-sheets garage floor kits sold at hardware stores fail so reliably. Mechanical profiling is the difference between a coating that lasts years and one that lifts with a hot tire.

Will it peel when I park a hot car on it?

Not with proper preparation and the right product. Hot tire lift is almost always a bonding failure from inadequate prep rather than a weakness in the coating itself.

Can you coat a basement floor or a patio?

Yes. Basements, workshops, patios, and porch slabs all take coatings, though the product changes depending on moisture and whether the surface is exposed to UV. An outdoor slab needs a different topcoat than a garage does.

What if my concrete is cracked or pitted?

Cracks and spalled areas get repaired as part of the prep. Concrete repair before coating is not optional. A coating will telegraph whatever is under it and will fail early at any moving crack.

What about moisture coming up through the slab?

Slabs on grade in Georgia can push a surprising amount of moisture vapor, and that will delaminate a coating from beneath. If we suspect it, we test before quoting rather than after the coating fails.
